The prices in real estate in Muntinlupa, in the Metro Manila region have had a minor fall in the last couple of months. The real estate prices for second hand homes have fallen in this city
The price per m² in Muntinlupa has fallen in the last 6 months. In September, the average price per m² was ₱ 178,925. In the following month the price per m² decreased considerably to ₱ 128,185. In the following two months the price per m² has increased 110 %, going from ₱ 153,555 to ₱ 168,978.5 per m². The price per m² has increased 109 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 161,266.75 to ₱ 175,699.5 during January, and February.
Based upon to the price in Muntinlupa (cities), this has gone up considerably in the last 6 months. The average price for September is ₱ 57,958,584. During October the price had a considerable reduction till ₱ 26,596,760. During the following two months (November, December) the average price had a considerable increase of 196 % with regard to the previous two months. Based on an analysis of the first four prices and the last two months the average price has risen strongly 138 % during the last two months.
