The prices in real estate in Muntinlupa, in the Metro Manila region have had a minor fall in the last couple of months. The real estate prices for second hand homes have fallen in this city
The price per m² in Muntinlupa has fallen in the last 6 months. In December, the average price per m² was ₱ 101,707. In January this price pretty much remained the same at a value of ₱ 101,766 per m². The price for the following two months in (February, March) decreased 95 % with regard to the prior two months. The price per m² has decreased 91 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 99,020.5 to ₱ 89,971 during April, and May.
Based upon to the price in Muntinlupa (cities), this has gone downing the last 6 months. The average price during our first sample month during December, is ₱ 19,447,739. During January the price went through a considerable rise reaching ₱ 23,952,491. During the following two months (February, March) the average price had a considerable reduction of 67 % with regard to the previous two months. During the last two months, the average price has reduced with regard to the previous ones. To be precise it has gone down 87 %, going from ₱ 18,118,608 to ₱ 15,802,899 in April and May.
