The prices in real estate in Muntinlupa, in the Metro Manila region have had a strong rise in the last couple of months. The real estate prices for second hand homes have gone through a strong increase in this city.
The price per m² in Muntinlupa has increased strongly during the last 6 months. In September, the average price per m² was ₱ 78,881. In the following month the price per m² increased considerably to ₱ 93,233. In the following two months the price per m² has increased 110 %, going from ₱ 86,057 to ₱ 94,722 per m². The price per m² has had a considerable increase of 115 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 90,389.5 to ₱ 103,993 during January, and February.
Based upon to the price in Muntinlupa (cities), this has gone up in the last 6 months. The average price during our first sample month during September, is ₱ 16,860,830. During October the price went through a considerable rise reaching ₱ 19,939,901. In the following two months the average price has remained the same with regard to the previous two months from ₱ 18,400,366 to ₱ 17,590,876. During the last two months, the average price has pretty much remained the same with regard to the previous average values going from an average value of ₱ 17,995,620 and ₱ 18,861,660 between January and February.
