The price per m² in Muntinlupa has remained the same in the last 6 months. In April, the average price per m² was ₱ 93,257. In the following month the price per m² decreased to ₱ 86,685. In the following two months the price per m² has barely changed, going from ₱ 89,971 to ₱ 90,727 per m². The price per m² has increased 108 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 90,349 to ₱ 97,802 during August, and September.

During May the price had a considerable reduction till ₱ 11,783,839. During the following two months (June, July) the average price fell 85 % with regard to the previous two months. Based on an analysis of the first four prices and the last two months the average price has risen strongly 176 % during the last two months.
