The prices in real estate in Muntinlupa, in the Metro Manila region have had a minor fall in the last couple of months. The real estate prices for second hand homes have fallen in this city
The price per m² in Muntinlupa has fallen in the last 6 months. In January, the average price per m² was ₱ 96,821. In the following month the price per m² increased considerably to ₱ 120,211. The price for the following two months in (March, April) had a considerable decrease of 73 with regard to the prior two months. The price per m² has decreased 95 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 94,080.5 to ₱ 89,232.5 during May, and June.
Based upon to the price in Muntinlupa (cities), this has gone up considerably in the last 6 months. The price in January is ₱ 20,696,538, rising in February till ₱ 23,385,501. During the following two months (March, April) the price has had an average incrementation from ₱ 22,041,020 to ₱ 23,333,212. Based on an analysis of the first four prices and the last two months the average price has risen strongly 130 % during the last two months.
