The prices in real estate in Manila, in the Metro Manila region have had a minor rise in the last couple of months. The real estate prices for second hand homes have risen in this city.
The price per m² in Manila has increased during the last 6 months. In April, the average price per m² was ₱ 99,557. In May this price pretty much remained the same at a value of ₱ 95,018 per m². In the following two months the price per m² has increased 110 %, going from ₱ 97,287.5 to ₱ 107,047.5 per m². The price per m² has increased 113 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 102,167.5 to ₱ 115,930 during August, and September.
Based upon to the price in Manila (cities), this has gone downing the last 6 months. The average price for April is ₱ 5,453,054. During May the price had a slight fall till ₱ 4,642,017. In the following two months the average price has remained the same with regard to the previous two months from ₱ 5,047,535.5 to ₱ 5,298,157. During the last two months, the average price has pretty much remained the same with regard to the previous average values going from an average value of ₱ 5,172,846 and ₱ 5,157,484.5 between August and September.

With regard to the average price per m² , those properties with 4 bedrooms are the cheapest ones at a cost of ₱ 69,270 / m², with an average ₱ 110,934 / m² price in Manila. The properties with the highest average prices have 1 bedroom. They are 8 % more expensive than the average followed by properties with 2 bedrooms with a price at ₱ 94,648 / m².

"Condominium" is seen as the second most affordable property type. The dearest property type is "Commercial Lot" followed by "House". According to the average cost per m², the cheapest property type is "House And Lot" at an average cost of ₱ 38,576 / m² followed by "Townhouse" priced at ₱ 72,206 / m². "Condominium" is the most costly type of property with a ₱ 131,967 / m² cost followed by "Commercial Lot" with an average price of ₱ 91,348 / m².
