The prices in real estate in Makati, in the Metro Manila region have had a minor fall in the last couple of months. The real estate prices for second hand homes have fallen in this city
The price per m² in Makati has fallen in the last 6 months. In January, the average price per m² was ₱ 206,420. In February this price pretty much remained the same at a value of ₱ 210,200 per m². The price for the following two months in (March, April) had a considerable decrease of 82 with regard to the prior two months. The price per m² has decreased 93 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 189,717.25 to ₱ 175,951.5 during May, and June.
Based upon to the price in Makati (cities), these have remained the same in the last 6 months. The average price for January is ₱ 15,671,790. During February the price had a considerable reduction till ₱ 11,263,834. During the following two months (March, April) the price has had an average incrementation from ₱ 13,467,812 to ₱ 14,728,526. Based on an analysis of the first four prices and the last two months the average price has risen strongly 142 % during the last two months.
