The prices in real estate in San Juan, in the Metro Manila region have had a strong rise in the last couple of months. The real estate prices for second hand homes have gone through a strong increase in this city.
The price per m² in San Juan has increased strongly during the last 6 months. In January, the average price per m² was ₱ 95,938. In the following month the price per m² increased considerably to ₱ 113,998. The price for the following two months in (March, April) had a considerable increment of 139 %. The price per m² has had a considerable increase of 219 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 125,619 to ₱ 275,111.5 during May, and June.
Based upon to the price in San Juan (cities), this has gone up considerably in the last 6 months. The average price during our first sample month during January, is ₱ 5,061,080. During February the price went through a considerable rise reaching ₱ 11,338,467. During the following two months (March, April) the average price had a considerable increase of 278 % with regard to the previous two months. Based on an analysis of the first four prices and the last two months the average price has risen strongly 359 % during the last two months.

At a price of ₱ 53,952,675 they are 93 % more affordable than the average price for San Juan. With regard to the average price per m² , those properties with 3 bedrooms are the cheapest ones at a cost of ₱ 103,616 / m², with an average ₱ 266,096 / m² price in San Juan. The properties with the lowest average prices have 4 bedrooms. They are 36 % cheaper than the average followed by properties with 1 bedroom with a price at ₱ 124,708 / m².

According to the average cost per m², the cheapest property type is "House And Lot" at an average cost of ₱ 59,760 / m² followed by "Lot" priced at ₱ 92,026 / m². "House" is the cheapest type of property with a ₱ 260,102 / m² value followed by "Condominium" with an average price of ₱ 112,705 / m².
