The prices in real estate in Malabon, in the Metro Manila region have had a strong rise in the last couple of months. The real estate prices for second hand homes have gone through a strong increase in this city.
The price per m² in Malabon has increased strongly during the last 6 months. In January, the average price per m² was ₱ 71,120. In the following month the price per m² increased to ₱ 80,480. In the following two months the price per m² has increased 112 %, going from ₱ 75,800 to ₱ 84,623 per m². The price per m² has increased 111 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 80,211.5 to ₱ 88,858.5 during May, and June.
Based upon to the price in Malabon (cities), these have remained the same in the last 6 months. The price in January is ₱ 2,779,118, rising in February till ₱ 3,077,127. In the following two months the average price has remained the same with regard to the previous two months from ₱ 2,928,122.5 to ₱ 2,836,590.5. During the last two months the average price has had a strong fall compared to the previous four going from ₱ 2,882,356.5 to ₱ 2,306,305, which means a 80 % fall.

At a price of ₱ 2,148,800 they are 2 % more expensive than the average price for Malabon. Following this ranking we find those properties with 3 at an average price of ₱ 4,842,715. The properties with the highest average price have 4 bedrooms, Their price is 603 % more costly than the average. After that we have properties with 2 bedrooms priced at ₱ 7,883,117.

The properties with the highest average prices have 2 bedrooms. They are 100 % more expensive than the average followed by properties with 1 bedroom with a price at ₱ 86,791 / m².
