The prices in real estate in Mandaluyong, in the Metro Manila region have had a minor rise in the last couple of months. The real estate prices for second hand homes have risen in this city.
The price per m² in Mandaluyong has increased during the last 6 months. In July, the average price per m² was ₱ 99,362. In the following month the price per m² increased to ₱ 109,774. In the following two months the price per m² has increased 107 %, going from ₱ 104,568 to ₱ 111,485 per m². The price per m² has increased 105 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 108,026.5 to ₱ 113,725.5 during November, and December.
Based upon to the price in Mandaluyong (cities), these have remained the same in the last 6 months. In our first sample month during July, the average price is ₱ 5,389,438. In August This price remains at ₱ 5,601,622. During the following two months (September, October) the average price fell 90 % with regard to the previous two months. During the last two months, the average price has pretty much remained the same with regard to the previous average values going from an average value of ₱ 5,224,509 and ₱ 5,453,732 between November and December.

The properties with the highest average prices have 1 bedroom. They are 8 % more expensive than the average followed by properties with 3 bedrooms with a price at ₱ 118,043 / m².
