The prices in real estate in Valenzuela, in the Metro Manila region have had a strong rise in the last couple of months. The real estate prices for second hand homes have gone through a strong increase in this city.
The price per m² in Valenzuela has increased strongly during the last 6 months. In July, the average price per m² was ₱ 43,590. In the following month the price per m² increased considerably to ₱ 67,147. In the following two months the price per m² has increased 113 %, going from ₱ 55,368.5 to ₱ 62,456.5 per m². The price per m² has decreased 93 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 58,912.5 to ₱ 55,069.5 during November, and December.
Based upon to the price in Valenzuela (cities), this has gone up in the last 6 months. The average price during our first sample month during July, is ₱ 8,445,006. During August the price went through a considerable rise reaching ₱ 10,241,586. During the following two months (September, October) the price has had an average incrementation from ₱ 9,343,296 to ₱ 10,470,776. During the last two months the average price has had a strong fall compared to the previous four going from ₱ 9,907,036 to ₱ 7,283,013, which means a 74 % fall.
