The price per m² in Valenzuela has fallen in the last 6 months. In August, the average price per m² was ₱ 42,224. In the following month the price per m² decreased considerably to ₱ 30,362. In the following two months the price per m² has barely changed, going from ₱ 36,293 to ₱ 35,516.5 per m². The price per m² has had a considerable increase of 115 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 35,904.75 to ₱ 41,397 during December, and January.

During September the price had a considerable reduction till ₱ 3,116,757. During the following two months (October, November) the price has had an average incrementation from ₱ 3,527,011 to ₱ 3,954,092.5. During the last two months, the average price has pretty much remained the same with regard to the previous average values going from an average value of ₱ 3,740,551.75 and ₱ 3,561,327 between December and January.
