The prices in real estate in Valenzuela, in the Metro Manila region have had a strong fall in the last couple of months. The real estate prices for second hand homes have gone through a strong fall in this city.
The price per m² in Valenzuela has had a strong decrease during the last 6 months. In May, the average price per m² was ₱ 60,066. In the following month the price per m² decreased to ₱ 52,659. The price for the following two months in (July, August) had a considerable decrease of 85 with regard to the prior two months. The price per m² has barely changed in the last two months compared to the average price of the previous four months going from an average price of ₱ 52,024.25 to ₱ 52,053 during September y October
Based upon to the price in Valenzuela (cities), these have remained the same in the last 6 months. In our first sample month during May, the average price is ₱ 4,467,615. In June This price remains at ₱ 4,447,551. During the following two months (July, August) the average price fell 90 % with regard to the previous two months. Based on an analysis of the first four prices and the last two months the average price has gone up 113 % during the last two months.
