The prices in real estate in Caloocan, in the Metro Manila region have had a strong rise in the last couple of months. The real estate prices for second hand homes have gone through a strong increase in this city.
The price per m² in Caloocan has increased strongly during the last 6 months. In November, the average price per m² was ₱ 43,007. In the following month the price per m² increased to ₱ 48,113. In the following two months the price per m² has increased 110 %, going from ₱ 45,560 to ₱ 50,094.5 per m². The price per m² has increased 105 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 47,827.25 to ₱ 50,353.5 during March, and April.
Based upon to the price in Caloocan (cities), these have remained the same in the last 6 months. The average price during our first sample month during November, is ₱ 3,510,431. During December the price went through a considerable rise reaching ₱ 4,048,106. During the following two months (January, February) the average price fell 95 % with regard to the previous two months. During the last two months, the average price has pretty much remained the same with regard to the previous average values going from an average value of ₱ 3,681,717 and ₱ 3,595,461.5 between March and April.

At a price of ₱ 3,911,118 they are 16 % more affordable than the average price for Caloocan. With regard to the average price per m² , those properties with 4 bedrooms are the cheapest ones at a cost of ₱ 51,919 / m², with an average ₱ 57,013 / m² price in Caloocan. The properties with the highest average prices have 1 bedroom. They are 145 % more expensive than the average followed by properties with 2 bedrooms with a price at ₱ 61,763 / m².

According to the average cost per m², the cheapest property type is "House And Lot" at an average cost of ₱ 20,769 / m² followed by "Apartment" priced at ₱ 43,873 / m². "Condominium" is the most costly type of property with a ₱ 139,378 / m² cost followed by "Townhouse" with an average price of ₱ 53,824 / m².
