The average price in the Metro Manila region has had same value in recent months. Prices in this region have remained pretty much stagnant.
The price per m² in Metro Manila has remained stagnant in the last 6 months. During October, the average price per m² was ₱ 115,335. The following month the price decreased to ₱ 106,015 per m². The following two months (December, January) went through an increase of 110 % in the price per m² rising from ₱ 110,675 to ₱ 121,541.5 per m². In the last two months, the price per m² has decreased 90 %. This has been obtained by comparing the price ₱ 116,108.25 for the first four months of the sample with regard to the previous 4 months and the price ₱ 104,238 per m² for the last two months (February, March).
Based upon to the price in Metro Manila(region), this has increased in the last 6 months. In the first month sample October the average price is ₱ 7,052,312. In November the price was the same at ₱ 7,276,509. The price in the following months (December, January) had a strong increment of 127 % going from ₱ 7,164,410.5 to ₱ 9,125,277. During the last two months the price has reduced 89 % compared to the previous average values going from ₱ 8,144,844 a ₱ 7,241,606 in February and March.
The graph displaying the the average price per number of bedrooms shows that those with 1 bedroom are the cheapest ones. They are 46 % more affordable than the average price in Metro Manila followed by those with 2 with an average price of ₱ 4,510,741. The most costly properties have 4 bedrooms. They are 145 % more expensive than the average followed by those properties with 3 bedrooms priced at ₱ 7,127,495.
Based on the average price per m² those properties with 3 bedrooms are the cheapest ones with a price of ₱ 70,560 / m² being ₱ 86,168 / m² the average value within the Metro Manila region. The properties with the most expensive average price are those with 1 bedroom. These are 16 % more costly than the average followed by those with 4 bedrooms with a price of ₱ 100,224 / m².
The graph displaying the average price according to the property type shows "Apartment" as the cheapest one. With an average cost of ₱ 6,224,795 it is 30 % more affordable than the average in Metro Manila. This is followed by "Townhouse" with a price of ₱ 5,916,031. The dearest property type is "Commercial Lot" and is 369 % more expensive than the average, followed by "Farm House" with a cost of ₱ 14,284,000.
Based on the average cost per m² the cheapest property type is "Townhouse with a an average cost of ₱ 41,572 / m², followed by "Farm House" with a price of ₱ 74,870 / m². "Commercial Lot" with an average price of ₱ 153,843 / m² is the most costly type of property followed by "Condominium" at a price of ₱ 122,722 / m².
