The average price in the Metro Manila region has had a slight decrease in recent months. There has been a deflation in the prices in this region.
The price per m² in Metro Manila has risen in the last 6 months. During January, the average price per m² was ₱ 114,459. The following month (February) the price increased to ₱ 122,308 per m². The following two months (March, April) went through a considerable deflation of 75 % in the price per m² with regard to the previous two. In the last two months, the price per m² has had a significant increase of 115 %. This has been obtained by comparing the price of ₱ 103,502.5 for the first four months of the sample with regard to the previous 4 months and the price of ₱ 119,522.5 per m² for the last two months (May, June).
Based upon to the price in Metro Manila(region), this has increased considerably in the last 6 months. In the first month sample January the average price is ₱ 8,406,664. In February the price was the same at ₱ 8,258,417. In the following two months the average price has decreased 73 % compared to the previous two. During the last two months the price has had a considerable increase of 207 % with respect to the previous four months going from ₱ 7,221,811 a ₱ 14,973,640.
The graph displaying the the average price per number of bedrooms shows that those with 1 bedroom are the cheapest ones. They are 76 % more affordable than the average price in Metro Manila followed by those with 2 with an average price of ₱ 4,042,043. The most costly properties have 4 bedrooms. They are 67 % more expensive than the average followed by those properties with 3 bedrooms priced at ₱ 9,133,424.
Based on the average price per m² those properties with 2 bedrooms are the cheapest ones with a price of ₱ 73,960 / m² being ₱ 101,715 / m² the average value within the Metro Manila region. The properties with the most expensive average price are those with 4 bedrooms. These are 42 % more costly than the average followed by those with 1 bedroom with a price of ₱ 100,606 / m².
The graph displaying the average price according to the property type shows "Apartment" as the cheapest one. With an average cost of ₱ 12,792,820 it is 74 % more affordable than the average in Metro Manila. This is followed by "Townhouse" with a price of ₱ 4,348,062. The dearest property type is "Commercial Lot" and is 224 % more expensive than the average, followed by "House" with a cost of ₱ 15,242,742.
Based on the average cost per m² the cheapest property type is "Farm House with a an average cost of ₱ 24,888 / m², followed by "Townhouse" with a price of ₱ 45,412 / m². "Commercial Lot" with an average price of ₱ 181,463 / m² is the most costly type of property followed by "Condominium" at a price of ₱ 156,964 / m².
