The average price in the Metro Manila region has had a slight decrease in recent months. There has been a deflation in the prices in this region.
The price per m² in Metro Manila has risen in the last 6 months. During May, the average price per m² was ₱ 108,685. The following month the price decreased to ₱ 94,243 per m². The price per m² for the following two months practically stayed the same, going from ₱ 101,464 to ₱ 97,186.5 per m². In the last two months, the price per m² has increased 114 %. This has been obtained by comparing the price ₱ 99,325.25 for the first four months of the sample with regard to the previous 4 months and the price ₱ 112,803.5 per m² for the last two months (September, October).
Based upon to the price in Metro Manila(region), these have remained the same in the last 6 months. In the first month sample for May the average price is ₱ 6,612,853. During June it went through a strong inflation reaching ₱ 7,721,893 The average price for the following two months (July, August) decreased 86 % compared to the prior two. During the last two months the average price has remained stagnant and has gone from ₱ 6,657,899 to ₱ 6,506,979.5 during September and October.

They are 40 % more affordable than the average price in Metro Manila followed by those with 2 with an average price of ₱ 5,945,201. The most costly properties have 4 bedrooms. They are 169 % more expensive than the average followed by those properties with 3 bedrooms priced at ₱ 11,721,987.
Based on the average price per m² those properties with 4 bedrooms are the cheapest ones with a price of ₱ 70,733 / m² being ₱ 115,335 / m² the average value within the Metro Manila region. The properties with the most expensive average price are those with 1 bedroom. These are 27 % more costly than the average followed by those with 2 bedrooms with a price of ₱ 118,437 / m².

With an average cost of ₱ 7,052,312 it is 48 % more affordable than the average in Metro Manila. This is followed by "Condominium" with a price of ₱ 6,401,263. The dearest property type is "House" and is 147 % more expensive than the average, followed by "Townhouse" with a cost of ₱ 10,888,949.
Based on the average cost per m² the cheapest property type is "Farm House with a an average cost of ₱ 18,499 / m², followed by "House And Lot" with a price of ₱ 44,920 / m². "Condominium" with an average price of ₱ 149,730 / m² is the most costly type of property followed by "Apartment" at a price of ₱ 89,820 / m².
