The average price in the Metro Manila region has had same value in recent months. Prices in this region have remained pretty much stagnant.
The price per m² in Metro Manila has remained stagnant in the last 6 months. During October, the average price per m² was ₱ 168,604. The following month (November) the price increased to ₱ 181,852 per m². The following two months (December, January) went through an increase of 106 % in the price per m² rising from ₱ 175,228 to ₱ 185,580 per m². In the last two months, the price per m² has decreased 90 %. This has been obtained by comparing the price ₱ 180,404 for the first four months of the sample with regard to the previous 4 months and the price ₱ 161,631.5 per m² for the last two months (February, March).
Based upon to the price in Metro Manila(region), this has decreased considerably in the last 6 months. In the first month sample for October the average price is ₱ 14,675,387. During November it went through a strong inflation reaching ₱ 18,110,849 In the following two months the average price has decreased 56 % compared to the previous two. During the last two months the price has had a considerable reduction of 56 % with respect to the previous four months going from ₱ 12,749,198 a ₱ 7,098,387.5.
The graph displaying the the average price per number of bedrooms shows that those with 1 bedroom are the cheapest ones. They are 28 % more affordable than the average price in Metro Manila followed by those with 2 with an average price of ₱ 5,261,468. The most costly properties have 4 bedrooms. They are 76 % more expensive than the average followed by those properties with 3 bedrooms priced at ₱ 9,575,492.
Based on the average price per m² those properties with 4 bedrooms are the cheapest ones with a price of ₱ 68,239 / m² being ₱ 129,988 / m² the average value within the Metro Manila region. The properties with the most expensive average price are those with 1 bedroom. These are 15 % more costly than the average followed by those with 2 bedrooms with a price of ₱ 100,222 / m².
The graph displaying the average price according to the property type shows "Apartment" as the cheapest one. With an average cost of ₱ 6,227,257 it is 46 % more affordable than the average in Metro Manila. This is followed by "House" with a price of ₱ 5,981,671. The dearest property type is "Lot" and is 1547 % more expensive than the average, followed by "Office" with a cost of ₱ 65,516,224.
Based on the average cost per m² the cheapest property type is "House with a an average cost of ₱ 47,857 / m², followed by "Townhouse" with a price of ₱ 70,131 / m². "Condominium" with an average price of ₱ 182,174 / m² is the most costly type of property followed by "Office" at a price of ₱ 176,616 / m².
