The average price in the Metro Manila region has had a strong decrease in recent months. There has been a strong deflation in the prices in this region.
The price per m² in Metro Manila has risen considerably in the last 6 months. During November, the average price per m² was ₱ 137,445. The following month the price decreased to ₱ 124,420 per m². The following two months (January, February) there has been a deflation of 94 % in the price per m² with regard to the previous two. In the last two months, the price per m² has had a significant decrease of 74 %. This has been obtained by comparing the price of ₱ 126,945.25 for the first four months of the sample with regard to the previous 4 months and the price of ₱ 94,472 per m² for the last two months (March, April).
Based upon to the price in Metro Manila(region), this has increased considerably in the last 6 months. In the first month sample for November the average price is ₱ 7,487,095. During December it went through a strong inflation reaching ₱ 10,988,370 The average price for the following two months (January, February) decreased 87 % compared to the prior two. During the last two months the average price has remained stagnant and has gone from ₱ 8,614,256 to ₱ 8,822,118 during March and April.
The graph displaying the the average price per number of bedrooms shows that those with 1 bedroom are the cheapest ones. They are 41 % more affordable than the average price in Metro Manila followed by those with 2 with an average price of ₱ 7,434,492. The most costly properties have 4 bedrooms. They are 184 % more expensive than the average followed by those properties with 3 bedrooms priced at ₱ 14,767,332.
Based on the average price per m² those properties with 4 bedrooms are the dearest ones with a price of ₱ 95,077 / m² being ₱ 94,045 / m² the average value within the Metro Manila region. The properties with the most expensive average price are those with 1 bedroom. These are 37 % more costly than the average followed by those with 2 bedrooms with a price of ₱ 108,068 / m².
The graph displaying the average price according to the property type shows "Apartment" as the cheapest one. With an average cost of ₱ 8,620,905 it is 39 % more affordable than the average in Metro Manila. This is followed by "Condominium" with a price of ₱ 8,629,562. The dearest property type is "Lot" and is 830 % more expensive than the average, followed by "House And Lot" with a cost of ₱ 15,317,751.
Based on the average cost per m² the cheapest property type is "House with a an average cost of ₱ 50,309 / m², followed by "House And Lot" with a price of ₱ 62,116 / m². "Condominium" with an average price of ₱ 166,524 / m² is the most costly type of property followed by "Lot" at a price of ₱ 125,714 / m².
