The average price in the Metro Manila region has had a slight decrease in recent months. There has been a deflation in the prices in this region.
The price per m² in Metro Manila has risen in the last 6 months. During December, the average price per m² was ₱ 132,554. The following month (January) the price had a considerable deflation reaching ₱ 103,647 per m². In the following two months (February, March) the price per m² has risen strongly to a 116 %. In the last two months, the price has stayed the same with regard to the average value for the last 4 months going from an average price per m² of ₱ 127,320.75 to ₱ 124,558.5 during April and May.
Based upon to the price in Metro Manila(region), these have remained the same in the last 6 months. In the first month sample for December the average price is ₱ 10,995,426. During January it went through a strong inflation reaching ₱ 13,360,633 The average price for the following two months (February, March) increased from ₱ 12,178,030 to ₱ 13,093,509. During the last two months the price has had a considerable reduction of 70 % with respect to the previous four months going from ₱ 12,635,770 a ₱ 8,831,710.

They are 33 % more affordable than the average price in Metro Manila followed by those with 2 with an average price of ₱ 8,601,271. The most costly properties have 4 bedrooms. They are 182 % more expensive than the average followed by those properties with 3 bedrooms priced at ₱ 14,502,509.
Based on the average price per m² those properties with 4 bedrooms are the cheapest ones with a price of ₱ 84,080 / m² being ₱ 108,003 / m² the average value within the Metro Manila region. The properties with the most expensive average price are those with 1 bedroom. These are 33 % more costly than the average followed by those with 3 bedrooms with a price of ₱ 124,434 / m².
The graph displaying the average price according to the property type shows "Apartment" as the cheapest one. With an average cost of ₱ 7,195,776 it is 59 % more affordable than the average in Metro Manila. This is followed by "House And Lot" with a price of ₱ 8,197,677. The dearest property type is "Commercial Lot" and is 742 % more expensive than the average, followed by "House" with a cost of ₱ 14,664,407.
Based on the average cost per m² the cheapest property type is "House And Lot with a an average cost of ₱ 54,721 / m², followed by "Townhouse" with a price of ₱ 65,814 / m². "Condominium" with an average price of ₱ 174,317 / m² is the most costly type of property followed by "Commercial Lot" at a price of ₱ 158,902 / m².
