The average price in the Metro Manila region has had a strong decrease in recent months. There has been a strong deflation in the prices in this region.
The price per m² in Metro Manila has risen considerably in the last 6 months. During May, the average price per m² was ₱ 137,330. The following month (June) the price had a considerable deflation reaching ₱ 101,715 per m². The following two months (July, August) went through a considerable deflation of 61 % in the price per m² with regard to the previous two. In the last two months, the price per m² has had a significant increase of 124 %. This has been obtained by comparing the price of ₱ 96,035.25 for the first four months of the sample with regard to the previous 4 months and the price of ₱ 119,252 per m² for the last two months (September, October).
Based upon to the price in Metro Manila(region), this has decreased considerably in the last 6 months. May has an average price of ₱ 17,154,461. During June the price had a strong deflation till ₱ 12,792,820. In the following two months the average price has decreased 42 % compared to the previous two. During the last two months the average price has remained stagnant and has gone from ₱ 10,653,584 to ₱ 10,203,870 during September and October.
The graph displaying the the average price per number of bedrooms shows that those with 1 bedroom are the cheapest ones. They are 46 % more affordable than the average price in Metro Manila followed by those with 2 with an average price of ₱ 9,716,489. The most costly properties have 4 bedrooms. They are 83 % more expensive than the average followed by those properties with 3 bedrooms priced at ₱ 14,929,960.
Based on the average price per m² those properties with 4 bedrooms are the cheapest ones with a price of ₱ 103,408 / m² being ₱ 134,819 / m² the average value within the Metro Manila region. The properties with the most expensive average price are those with 1 bedroom. These are 22 % more costly than the average followed by those with 2 bedrooms with a price of ₱ 143,898 / m².
The graph displaying the average price according to the property type shows "Apartment" as the cheapest one. With an average cost of ₱ 10,614,967 it is 61 % more affordable than the average in Metro Manila. This is followed by "Condominium" with a price of ₱ 10,403,952. The dearest property type is "Commercial Lot" and is 403 % more expensive than the average, followed by "House" with a cost of ₱ 17,196,726.
Based on the average cost per m² the cheapest property type is "Farm House with a an average cost of ₱ 41,440 / m², followed by "Townhouse" with a price of ₱ 68,355 / m². "Condominium" with an average price of ₱ 188,652 / m² is the most costly type of property followed by "Commercial Lot" at a price of ₱ 157,721 / m².
