The average price in the Metro Manila region has had a slight decrease in recent months. There has been a deflation in the prices in this region.

The price per m² in Metro Manila has risen in the last 6 months. During September, the average price per m² was ₱ 101,773. The following month (October) the price had a considerable deflation reaching ₱ 85,181 per m². The following two months (November, December) there has been a deflation of 94 % in the price per m² with regard to the previous two. In the last two months, the price has stayed the same with regard to the average value for the last 4 months going from an average price per m² of ₱ 90,440.75 to ₱ 92,532 during January and February.

Average price

Based upon to the price in Metro Manila(region), this has decreased considerably in the last 6 months. September has an average price of ₱ 19,726,668. During October the price had a strong deflation till ₱ 15,480,313. In the following two months the average price has decreased 47 % compared to the previous two. During the last two months the price has had a considerable increase of 121 % with respect to the previous four months going from ₱ 12,919,123 a ₱ 15,691,501.

Average price per bedrooms

They are 80 % more affordable than the average price in Metro Manila followed by those with 2 with an average price of ₱ 5,509,271. The most costly properties have 4 bedrooms. They are 67 % more expensive than the average followed by those properties with 3 bedrooms priced at ₱ 17,032,928.

Based on the average price per m² those properties with 2 bedrooms are the cheapest ones with a price of ₱ 76,897 / m² being ₱ 100,433 / m² the average value within the Metro Manila region. The properties with the most expensive average price are those with 1 bedroom. These are 1 % more costly than the average followed by those with 4 bedrooms with a price of ₱ 101,332 / m².

Price per property type

With an average cost of ₱ 19,185,982 it is 73 % more affordable than the average in Metro Manila. This is followed by "Condominium" with a price of ₱ 8,056,304. The dearest property type is "Lot" and is 395 % more expensive than the average, followed by "House" with a cost of ₱ 45,848,375.

Based on the average cost per m² the cheapest property type is "House And Lot with a an average cost of ₱ 64,578 / m², followed by "Townhouse" with a price of ₱ 74,425 / m². "Lot" with an average price of ₱ 136,333 / m² is the most costly type of property followed by "House" at a price of ₱ 121,612 / m².
