The average price in the Metro Manila region has had a slight increase in recent months. There has been an inflation in the prices in this region.
The price per m² in Metro Manila has increased in the last 6 months. During January, the average price per m² was ₱ 90,472. In February the price pretty much stayed the same at ₱ 93,440 per m². The following two months (March, April) went through an increase of 107 % in the price per m² rising from ₱ 91,956 to ₱ 98,280.5 per m². In the last two months, the price per m² has increased 107 %. This has been obtained by comparing the price ₱ 95,118.25 for the first four months of the sample with regard to the previous 4 months and the price ₱ 101,464 per m² for the last two months (May, June).
Based upon to the price in Metro Manila(region), this has decreased considerably in the last 6 months. January has an average price of ₱ 8,322,882. During February the price had a strong deflation till ₱ 5,542,404. In the following two months the average price didn't change much compared to the previous two going from ₱ 6,932,643 to ₱ 6,798,461. During the last two months the average price has remained stagnant and has gone from ₱ 6,865,552 to ₱ 7,167,373 during May and June.

They are 50 % more affordable than the average price in Metro Manila followed by those with 2 with an average price of ₱ 4,633,731. The most costly properties have 4 bedrooms. They are 159 % more expensive than the average followed by those properties with 3 bedrooms priced at ₱ 11,147,806.
Based on the average price per m² those properties with 4 bedrooms are the cheapest ones with a price of ₱ 75,056 / m² being ₱ 94,243 / m² the average value within the Metro Manila region. The properties with the most expensive average price are those with 1 bedroom. These are 37 % more costly than the average followed by those with 3 bedrooms with a price of ₱ 91,292 / m².
The graph displaying the average price according to the property type shows "Apartment" as the cheapest one. With an average cost of ₱ 7,721,893 it is 42 % more affordable than the average in Metro Manila. This is followed by "Condominium" with a price of ₱ 6,423,906. The dearest property type is "House" and is 111 % more expensive than the average, followed by "Farm House" with a cost of ₱ 12,474,294.
Based on the average cost per m² the cheapest property type is "Farm House with a an average cost of ₱ 14,892 / m², followed by "House And Lot" with a price of ₱ 40,497 / m². "Condominium" with an average price of ₱ 122,439 / m² is the most costly type of property followed by "Apartment" at a price of ₱ 72,998 / m².
