The prices in real estate in Taguig, in the Metro Manila region have had a strong fall in the last couple of months. The real estate prices for second hand homes have gone through a strong fall in this city.
The price per m² in Taguig has had a strong decrease during the last 6 months. In March, the average price per m² was ₱ 166,473. In the following month the price per m² decreased considerably to ₱ 136,367. The price for the following two months in (May, June) had a considerable decrease of 72 with regard to the prior two months. The price per m² has had a considerable deflation of 64 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 130,286.75 to ₱ 83,498 during July, and August.
Based upon to the price in Taguig (cities), this has gone up considerably in the last 6 months. In our first sample month during March, the average price is ₱ 15,151,648. In April This price remains at ₱ 14,453,322. During the following two months (May, June) the average price fell 89 % with regard to the previous two months. Based on an analysis of the first four prices and the last two months the average price has risen strongly 184 % during the last two months.

At a price of ₱ 27,466,721 they are 80 % more affordable than the average price for Taguig. The properties with the highest average price have 4 bedrooms, Their price is 76 % more costly than the average. After that we have properties with 3 bedrooms priced at ₱ 26,307,995.
With regard to the average price per m² , those properties with 1 bedroom are the most costly ones at a cost of ₱ 132,215 / m², with an average ₱ 81,039 / m² price in Taguig. The properties with the highest average prices have 4 bedrooms. They are 128 % more expensive than the average followed by properties with 3 bedrooms with a price at ₱ 175,103 / m².
The graph displaying the average prices displays the property type "Apartment" as the most affordable one. At an cost of ₱ 27,466,721 it is 62 % cheaper than the average price in Taguig. "Condominium" is seen as the second most affordable property type. The dearest property type is "Commercial Lot" followed by "Townhouse". At a price of ₱ 28,455,264 it is 56 % more expensive than the average price.
According to the average cost per m², the most expensive property type would be "House" at an average cost of ₱ 108,311 / m² followed by "Apartment" priced at ₱ 143,953 / m². "Commercial Lot" is the most costly type of property with a ₱ 278,519 / m² cost followed by "Townhouse" with an average price of ₱ 208,809 / m².
