The prices in real estate in Quezon City, in the Metro Manila region have remained the same in the last couple of months. The real estate prices for second hand homes have remained in this city.
The price per m² in Quezon City has remained the same in the last 6 months. In April, the average price per m² was ₱ 91,214. In the following month the price per m² increased considerably to ₱ 139,438. The price for the following two months in (June, July) had a considerable decrease of 74 with regard to the prior two months. The price per m² has had a considerable deflation of 79 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 100,107.5 to ₱ 79,229.5 during August, and September.
Based upon to the price in Quezon City (cities), this has gone up considerably in the last 6 months. The average price during our first sample month during April, is ₱ 8,032,787. During May the price went through a considerable rise reaching ₱ 18,760,717. During the following two months (June, July) the average price had a considerable reduction of 83 % with regard to the previous two months. During the last two months the average price has had a strong fall compared to the previous four going from ₱ 12,230,363 to ₱ 8,406,863, which means a 69 % fall.
