The rent prices in real estate in Caloocan, in the Metro Manila region have risen considerably in the last couple of months. There has been a strong rise in the rent prices this city.
The price per m² in Caloocan has risen strongly during the last 6 months. In April, the average price per m² was ₱ 222.49. In the following month the price per m² rose to ₱ 234.54. The price for the following two months in (June, July) had a considerable rise of 141 %. The price per m² has had a considerable rise of 138 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 275.11 to ₱ 380.65 during August, and September.
When referring to the price in Caloocan (cities), this has risen considerably in the last 6 months. The average price during our first sample month during April, is ₱ 8,427. During May the price went through a considerable rise reaching ₱ 10,008. During the following two months (June, July) the average price had a considerable rise of 313 % with regard to the previous two months. Based on an analysis of the first four prices and the last two months the average price has had a strong increase of 239 % during the last two months.

At a price of ₱ 60,463 they are 82 % more affordable than the average price for Caloocan . The properties with the lowest average price have 2 bedrooms, Their price is 68 % more affordable than the average. After that we have properties with 1 bedroom priced at ₱ 10,864.
With regard to the average price per m², those properties with 3 bedrooms are the most affordable ones at a cost of ₱ 118 / m², with an average ₱ 287.32 / m² price in Caloocan. The properties with the most expensive average prices have 1 bedroom. They are 56 % more expensive than the average followed by properties with 2 bedrooms with a price at ₱ 180 / m².

"Condominium" is seen as the second most affordable property type. The most affordable property is "House" followed by "Condominium". According to the average cost per m², the most affordable property is "Apartment" at an average price of ₱ 117 / m² followed by "House" priced at ₱ 118 / m². "Condominium" is the most affordable type of property with a ₱ 121 / m² value followed by "House" with an average price of ₱ 118 / m².
