The rent prices in real estate in Caloocan, in the Metro Manila region have risen considerably in the last couple of months. There has been a strong rise in the rent prices this city.
The price per m² in Caloocan has risen strongly during the last 6 months. In November, the average price per m² was ₱ 465.37. In the following month the price per m² rose considerably to ₱ 589.8. In the following two months the price per m² has practically remained the same, going from ₱ 527.59 to ₱ 524.2 per m². The price per m² has had a considerable rise of 149 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 525.89 to ₱ 785.79 during March, and April.
When referring to the price in Caloocan (cities), this has fallen considerably in the last 6 months. In our first sample month during November, the average price is ₱ 41,163. In December This price remains at ₱ 39,291. During the following two months (January, February) the average price fell 87 % with regard to the previous two months. During the last two months, the average price has fallen with regard to the previous ones. To be precise it has fallen 85 %, going from ₱ 37,648.25 to ₱ 32,057.5 in March and April.

With regard to the average price per m², those properties with 2 bedrooms are the most affordable ones at a cost of ₱ 96 / m², with an average ₱ 978.35 / m² price in Caloocan. The properties with the most affordable average prices have 1 bedroom. They are 54 % more affordable than the average followed by properties with 3 bedrooms with a price at ₱ 157 / m².
