The prices in real estate in General Trias, in the Cavite region have had a strong rise in the last couple of months. The real estate prices for second hand homes have gone through a strong increase in this city.
The price per m² in General Trias has increased strongly during the last 6 months. In July, the average price per m² was ₱ 21,509. In August this price pretty much remained the same at a value of ₱ 21,424 per m². The price for the following two months in (September, October) had a considerable increment of 143 %. The price per m² has had a considerable increase of 126 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 26,048.75 to ₱ 32,948.5 during November, and December.
Based upon to the price in General Trias (cities), this has gone up considerably in the last 6 months. In our first sample month during July, the average price is ₱ 2,211,304. In August This price remains at ₱ 2,260,344. During the following two months (September, October) the average price had a considerable increase of 121 % with regard to the previous two months. Based on an analysis of the first four prices and the last two months the average price has risen strongly 115 % during the last two months.

At a price of ₱ 2,664,034 they are 55 % more affordable than the average price for General Trias. The properties with the highest average price have 4 bedrooms, Their price is 75 % more costly than the average. After that we have properties with 3 bedrooms priced at ₱ 3,175,687.
With regard to the average price per m² , those properties with 1 bedroom are the most costly ones at a cost of ₱ 37,833 / m², with an average ₱ 29,732 / m² price in General Trias. The properties with the highest average prices have 4 bedrooms. They are 36 % more expensive than the average followed by properties with 2 bedrooms with a price at ₱ 40,406 / m².
The graph displaying the average prices displays the property type "Farm House" as the most affordable one. At an cost of ₱ 2,664,034 it is 78 % cheaper than the average price in General Trias. "Townhouse" is seen as the second most affordable property type. The dearest property type is "Commercial Lot" followed by "Condominium". At a price of ₱ 4,794,980 it is 1326 % more expensive than the average price.
According to the average cost per m², the cheapest property type is "Farm House" at an average cost of ₱ 6,160 / m² followed by "House And Lot" priced at ₱ 30,325 / m². "Condominium" is the most costly type of property with a ₱ 104,469 / m² cost followed by "Commercial Lot" with an average price of ₱ 42,468 / m².
