The prices in real estate in Cainta, in the Rizal region have had a strong fall in the last couple of months. The real estate prices for second hand homes have gone through a strong fall in this city.
The price per m² in Cainta has had a strong decrease during the last 6 months. In July, the average price per m² was ₱ 89,971. In August this price pretty much remained the same at a value of ₱ 91,570 per m². The price for the following two months in (September, October) had a considerable decrease of 75 with regard to the prior two months. The price per m² has had a considerable deflation of 77 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 79,294.5 to ₱ 60,932.5 during November, and December.
Based upon to the price in Cainta (cities), these have remained the same in the last 6 months. In our first sample month during July, the average price is ₱ 4,218,698. In August This price remains at ₱ 4,293,783. During the following two months (September, October) the average price fell 95 % with regard to the previous two months. During the last two months, the average price has pretty much remained the same with regard to the previous average values going from an average value of ₱ 4,140,427 and ₱ 3,946,415.5 between November and December.

The properties with the highest average prices have 1 bedroom. They are 161 % more expensive than the average followed by properties with 2 bedrooms with a price at ₱ 96,436 / m².
