The prices in real estate in Teresa, in the Rizal region have had a strong rise in the last couple of months. The real estate prices for second hand homes have gone through a strong increase in this city.
The price per m² in Teresa has increased strongly during the last 6 months. In June, the average price per m² was ₱ 24,151. In the following month the price per m² increased considerably to ₱ 31,069. In the following two months the price per m² has increased 113 %, going from ₱ 27,610 to ₱ 31,186 per m². The price per m² has had a considerable increase of 130 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 29,398 to ₱ 38,099.5 during October, and November.
Based upon to the price in Teresa (cities), this has gone up considerably in the last 6 months. The average price during our first sample month during June, is ₱ 1,064,754. During July the price went through a considerable rise reaching ₱ 1,378,368. During the following two months (August, September) the average price had a considerable increase of 122 % with regard to the previous two months. Based on an analysis of the first four prices and the last two months the average price has gone up 112 % during the last two months.
The graph displaying the average price for bedrooms illustrates that those properties with 4 bedrooms are the cheapest ones. At a price of ₱ 1,497,594 they are 23 % more affordable than the average price for Teresa. The properties with the highest average price have 3 bedrooms, Their price is 79 % more costly than the average. After that we have properties with 1 bedroom priced at ₱ 1,858,200.
With regard to the average price per m² , those properties with 2 bedrooms are the cheapest ones at a cost of ₱ 25,702 / m², with an average ₱ 39,637 / m² price in Teresa. The properties with the highest average prices have 1 bedroom. They are 75 % more expensive than the average followed by properties with 3 bedrooms with a price at ₱ 44,098 / m².
With regard to the average price based upon the property in Teresa we can see that the cheapest property type is "House And Lot" at a price of ₱ 1,156,780, they are 23 % more affordable than the average price of (!PRECIO2!). "House And Lot" has the lowest price. This price is 23 % more affordable than the average price aforementioned.
According to the average area cost by m² the cheapest property type is "House And Lot with an average price of ₱ 29,870 / m². "House And Lot" with an average cost of ₱ 29,870 / m² has the lowest price and would be directed at less affluent cities.
