The prices in real estate in Teresa, in the Rizal region have had a strong rise in the last couple of months. The real estate prices for second hand homes have gone through a strong increase in this city.
The price per m² in Teresa has increased strongly during the last 6 months. In July, the average price per m² was ₱ 31,069. In August this price pretty much remained the same at a value of ₱ 29,939 per m². In the following two months the price per m² has increased 113 %, going from ₱ 30,504 to ₱ 34,497.5 per m². The price per m² has had a considerable increase of 135 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 32,500.75 to ₱ 43,761.5 during November, and December.
Based upon to the price in Teresa (cities), this has gone up in the last 6 months. The price in July is ₱ 1,378,368, rising in August till ₱ 1,454,003. During the following two months (September, October) the price has had an average incrementation from ₱ 1,416,185.5 to ₱ 1,522,486.5. Based on an analysis of the first four prices and the last two months the average price has gone up 105 % during the last two months.

At a price of ₱ 1,595,176 they are 31 % more affordable than the average price for Teresa. The properties with the highest average price have 1 bedroom, Their price is 16 % more costly than the average. After that we have properties with 2 bedrooms priced at ₱ 1,436,389.
With regard to the average price per m² , those properties with 3 bedrooms are the cheapest ones at a cost of ₱ 23,482 / m², with an average ₱ 47,886 / m² price in Teresa. The properties with the highest average prices have 1 bedroom. They are 43 % more expensive than the average followed by properties with 2 bedrooms with a price at ₱ 35,888 / m².
