The prices in real estate in Rodriguez, in the Rizal region have had a strong fall in the last couple of months. The real estate prices for second hand homes have gone through a strong fall in this city.
The price per m² in Rodriguez has had a strong decrease during the last 6 months. In August, the average price per m² was ₱ 46,290. In September this price pretty much remained the same at a value of ₱ 46,592 per m². The price for the following two months in (October, November) had a considerable decrease of 71 with regard to the prior two months. The price per m² has had a considerable deflation of 84 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 39,642.5 to ₱ 33,242.5 during December, and January.
Based upon to the price in Rodriguez (cities), this has gone up in the last 6 months. In our first sample month during August, the average price is ₱ 2,460,484. In September This price remains at ₱ 2,476,764. In the following two months the average price has remained the same with regard to the previous two months from ₱ 2,468,624 to ₱ 2,403,868. Based on an analysis of the first four prices and the last two months the average price has risen strongly 130 % during the last two months.
The graph displaying the average price for bedrooms illustrates that those properties with 1 bedroom are the cheapest ones. At a price of ₱ 3,978,273 they are 55 % more affordable than the average price for Rodriguez. The properties with the lowest average price have 3 bedrooms, Their price is 7 % cheaper than the average. After that we have properties with 4 bedrooms priced at ₱ 2,228,192.
With regard to the average price per m² , those properties with 2 bedrooms are the most costly ones at a cost of ₱ 36,653 / m², with an average ₱ 34,670 / m² price in Rodriguez. The properties with the highest average prices have 3 bedrooms. They are 46 % more expensive than the average followed by properties with 1 bedroom with a price at ₱ 49,823 / m².
With regard to the average price based upon the property in Rodriguez we can see that the cheapest property type is "House And Lot" at a price of ₱ 2,228,192, they are 44 % more affordable than the average price of (!PRECIO2!). "House And Lot" has the lowest price. This price is 44 % more affordable than the average price aforementioned.
According to the average area price by m² the most costly property type is "House And Lot with an average price of ₱ 39,415 / m². "House And Lot" at an average price of ₱ 39,415 / m² has the most expensive price and would be directed at more affluent cities.
