The average rent price in the Metro Manila region has remained at pretty much the same value in recent months. Rent prices in this region have remained pretty much the same.
The price per m² in Metro Manila has barely changed in the last 6 months. During April, the average price per m² was ₱ 839.77. The following month (May) the price rose to ₱ 887.68 per m². The price per m² for the following two months barely changed going from ₱ 863.72 to ₱ 897.91 per m². In the last two months, the price per m² has fallen 95 %. This has been obtained by comparing the price ₱ 880.82 for the first four months of the sample with regard to the previous 4 months and the price ₱ 833.88 per m² for the last two months (August, September).
When referring to the price in Metro Manila (region), this has fallen in the last 6 months. The average rent price in April is ₱ 49,772. In May the price rose to ₱ 55,313. In the following two months the average price has fallen 85 % compared to the previous two. During the last two months the price has gone down 92 % compared to the previous average values going from ₱ 48,558.75 a ₱ 44,615.5 in August y September.

They are 13 % cheaper than the average price in Metro Manila followed by those with 2 with an average price of ₱ 65,894. The most expensive properties have 4 bedrooms. They are 162 % more expensive than the average followed by those properties with 3 bedrooms priced at ₱ 109,075.
Based on the average price per m² those properties with 4 bedrooms are the most affordable ones with a price of ₱ 403.22 / m² being ₱ 844.07 / m² the average for Metro Manila. The properties with the highest average price are those with 1 bedroom. These are 7 % more expensive than the average followed by those with 2 bedrooms with a price of ₱ 825.95 / m².
The graph displaying the average rent price according to the property type shows "House" as the most affordable one. With an average cost of ₱ 42,209 it is 42 % cheaper than the average in Metro Manila. This is followed by "Condominium" with a cost of ₱ 44,601. The most expensive property type is "Townhouse" and is 130 % more costly than the average, followed by "Apartment" with a cost of ₱ 83,601.
Based upon the average cost per m² the most affordable property type is "Commercial Lot with a an average price of ₱ 378.28 / m², followed by "Townhouse" with a price of ₱ 404.16 / m². "Farm House" with an average price of ₱ 1,561.11 / m² is the most expensive type of property followed by "Condominium" at a price of ₱ 888.58 / m².
