The prices in real estate in San Pedro, in the Laguna region have had a strong rise in the last couple of months. The real estate prices for second hand homes have gone through a strong increase in this city.
The price per m² in San Pedro has increased strongly during the last 6 months. In November, the average price per m² was ₱ 41,134. In December this price pretty much remained the same at a value of ₱ 42,511 per m². The price for the following two months in (January, February) had a considerable increment of 126 %. The price per m² has increased 107 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 47,169.25 to ₱ 50,285 during March, and April.
Based upon to the price in San Pedro (cities), this has gone up considerably in the last 6 months. The average price during our first sample month during November, is ₱ 6,821,530. During December the price went through a considerable rise reaching ₱ 9,613,657. During the following two months (January, February) the price has had an average incrementation from ₱ 8,217,593.5 to ₱ 9,184,164. During the last two months, the average price has reduced with regard to the previous ones. To be precise it has gone down 92 %, going from ₱ 8,700,879 to ₱ 8,037,371.5 in March and April.
