The prices in real estate in Calamba, in the Laguna region have had a strong rise in the last couple of months. The real estate prices for second hand homes have gone through a strong increase in this city.
The price per m² in Calamba has increased strongly during the last 6 months. In March, the average price per m² was ₱ 25,866. In April this price pretty much remained the same at a value of ₱ 25,410 per m². The price for the following two months in (May, June) had a considerable increment of 161 %. The price per m² has had a considerable deflation of 71 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 33,467.5 to ₱ 23,605.5 during July, and August.
Based upon to the price in Calamba (cities), this has gone up in the last 6 months. In our first sample month during March, the average price is ₱ 2,512,992. In April This price remains at ₱ 2,403,142. During the following two months (May, June) the average price had a considerable increase of 153 % with regard to the previous two months. During the last two months the average price has had a strong fall compared to the previous four going from ₱ 3,114,825.25 to ₱ 2,021,402, which means a 65 % fall.
