The price per m² in San Pedro has barely changed in the last 6 months. In September, the average price per m² was ₱ 205.09. In the following month the price per m² rose to ₱ 215.72. In the following two months the price per m² has practically remained the same, going from ₱ 210.4 to ₱ 211.88 per m². The price per m² has fallen 87 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 211.14 to ₱ 183.49 during January, and February.
When referring to the price in San Pedro (cities), this has risen in the last 6 months. The average price during our first sample month during September, is ₱ 350,297. During October the price went through a considerable rise reaching ₱ 422,517. During the following two months (November, December) the price has had an average rise from ₱ 386,407 to ₱ 437,486. During the last two months the average price has fallen greatly compared to the previous four going from ₱ 411,946.5 to ₱ 279,055, which means a 68 % fall.
