The average price in the Cebu region has had same value in recent months. Prices in this region have remained pretty much stagnant.
The price per m² in Cebu has remained stagnant in the last 6 months. During January, the average price per m² was ₱ 77,743. In February the price pretty much stayed the same at ₱ 79,007 per m². The following two months (March, April) went through an increase of 106 % in the price per m² rising from ₱ 78,375 to ₱ 82,768 per m². In the last two months, the price per m² has decreased 95 %. This has been obtained by comparing the price ₱ 80,571.5 for the first four months of the sample with regard to the previous 4 months and the price ₱ 76,373.5 per m² for the last two months (May, June).
Based upon to the price in Cebu(region), these have remained the same in the last 6 months. In the first month sample January the average price is ₱ 7,679,174. In February the price was the same at ₱ 7,298,845. The average price for the following two months (March, April) decreased 93 % compared to the prior two. During the last two months the price has risen 111 % compared to the previous average values going from ₱ 7,217,858 a ₱ 7,984,426 in May and June.
The graph displaying the the average price per number of bedrooms shows that those with 1 bedroom are the cheapest ones. They are 43 % more affordable than the average price in Cebu followed by those with 3 with an average price of ₱ 6,205,644. The most costly properties have 4 bedrooms. They are 6 % more expensive than the average followed by those properties with 2 bedrooms priced at ₱ 7,419,512.
Based on the average price per m² those properties with 3 bedrooms are the cheapest ones with a price of ₱ 52,273 / m² being ₱ 82,411 / m² the average value within the Cebu region. The properties with the most expensive average price are those with 1 bedroom. These are 48 % more costly than the average followed by those with 2 bedrooms with a price of ₱ 93,455 / m².
The graph displaying the average price according to the property type shows "Apartment" as the cheapest one. With an average cost of ₱ 8,169,332 it is 63 % more affordable than the average in Cebu. This is followed by "Lot" with a price of ₱ 3,384,921. The dearest property type is "House" and is 16 % more expensive than the average, followed by "Condominium" with a cost of ₱ 8,264,241.
Based on the average cost per m² the cheapest property type is "Lot with a an average cost of ₱ 9,001 / m², followed by "Townhouse" with a price of ₱ 48,980 / m². "Condominium" with an average price of ₱ 144,733 / m² is the most costly type of property followed by "House And Lot" at a price of ₱ 53,819 / m².
