The average price in the Cebu region has had an strong increase in recent months. There has been a strong inflation in the prices in this region.
The price per m² in Cebu has increased strongly in the last 6 months. During March, the average price per m² was ₱ 62,087. The following month (April) the price had a considerable increase reaching ₱ 73,153 per m². In the following two months (May, June) the price per m² has risen strongly to a 145 %. In the last two months, the price per m² has had a significant decrease of 74 %. This has been obtained by comparing the price of ₱ 82,993.25 for the first four months of the sample with regard to the previous 4 months and the price of ₱ 61,072 per m² for the last two months (July, August).
Based upon to the price in Cebu(region), these have remained the same in the last 6 months. In the first month sample March the average price is ₱ 5,925,867. In April the price was the same at ₱ 5,845,949. The average price for the following two months (May, June) increased from ₱ 5,885,908 to ₱ 6,346,059. During the last two months the price has reduced 94 % compared to the previous average values going from ₱ 6,115,983.5 a ₱ 5,734,465.5 in July and August.

They are 49 % more affordable than the average price in Cebu followed by those with 2 with an average price of ₱ 4,855,727. The most costly properties have 4 bedrooms. They are 1 % more expensive than the average followed by those properties with 3 bedrooms priced at ₱ 5,306,330.
Based on the average price per m² those properties with 4 bedrooms are the cheapest ones with a price of ₱ 49,102 / m² being ₱ 65,237 / m² the average value within the Cebu region. The properties with the most expensive average price are those with 1 bedroom. These are 36 % more costly than the average followed by those with 2 bedrooms with a price of ₱ 67,464 / m².
The graph displaying the average price according to the property type shows "Apartment" as the cheapest one. With an average cost of ₱ 6,767,207 it is 40 % more affordable than the average in Cebu. This is followed by "Commercial Lot" with a price of ₱ 4,623,088. The dearest property type is "Townhouse" and is 176 % more expensive than the average, followed by "Condominium" with a cost of ₱ 7,105,388.
Based on the average cost per m² the cheapest property type is "Townhouse with a an average cost of ₱ 13,418 / m², followed by "House" with a price of ₱ 41,152 / m². "Condominium" with an average price of ₱ 121,687 / m² is the most costly type of property followed by "Apartment" at a price of ₱ 83,775 / m².
