The rent prices in real estate in Valencia, in the Negros Oriental region have risen considerably in the last couple of months. There has been a strong rise in the rent prices this city.
The price per m² in Valencia has risen strongly during the last 6 months. In October, the average price per m² was ₱ 76. In November this price barely changed remaining at ₱ 76 per m². The price for the following two months in (December, January) had a considerable rise of 183 %. The price per m² has had a considerable rise of 116 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 107.5 to ₱ 125 during February, and March.
When referring to the price in Valencia (cities), this has risen considerably in the last 6 months. In our first sample month during October, the average price is ₱ 17,613. In November This price remains at ₱ 17,613. During the following two months (December, January) the average price had a considerable rise of 139 % with regard to the previous two months. During the last two months, the average price has fallen with regard to the previous ones. To be precise it has fallen 93 %, going from ₱ 21,019.75 to ₱ 19,567 in February and March.
The graph displaying the average rent price for bedrooms illustrates that those properties with 1 bedroom are the most affordable ones. At a price of ₱ 19,567 they are 20 % more affordable than the average price for Valencia . The properties with the highest average price have 3 bedrooms, Their price is 174 % more expensive than the average. After that we have properties with 2 bedrooms priced at ₱ 18,746.
With regard to the average price per m², those properties with 2 bedrooms are the most affordable ones at a cost of ₱ 56 / m², with an average ₱ 125 / m² price in Valencia. The properties with the most expensive average prices have 1 bedroom. They are 130 % more expensive than the average followed by properties with 3 bedrooms with a price at ₱ 267 / m².
With regard to the average price based on the property in Valencia we can see that the least affordable type of property is "House" at ₱ 53,706, which is 174 % more expensive than the average price. "House" has the most expensive price. This price is 174 % more expensive than the average price aforementioned.
According to the average area price by m² the most expensive property type is "House with an average cost of ₱ 267 / m². "House" at an average price of ₱ 267 / m² has the highest price and would be directed at more affluent cities.
