The average price in the South Cotabato region has had a strong decrease in recent months. There has been a strong deflation in the prices in this region.
The price per m² in South Cotabato has risen considerably in the last 6 months. During November, the average price per m² was ₱ 70,595. The following month the price decreased to ₱ 62,136 per m². The following two months (January, February) there has been a deflation of 90 % in the price per m² with regard to the previous two. In the last two months, the price per m² has decreased 85 %. This has been obtained by comparing the price ₱ 63,116.75 for the first four months of the sample with regard to the previous 4 months and the price ₱ 53,747.5 per m² for the last two months (March, April).
Based upon to the price in South Cotabato(region), this has decreased considerably in the last 6 months. November has an average price of ₱ 4,457,460. During December the price had a strong deflation till ₱ 2,868,936. In the following two months the average price has decreased 68 % compared to the previous two. During the last two months the price has had a considerable reduction of 79 % with respect to the previous four months going from ₱ 3,078,516.75 a ₱ 2,438,252.5.

They are 56 % more affordable than the average price in South Cotabato followed by those with 2 with an average price of ₱ 2,849,529. The most costly properties have 4 bedrooms. They are 247 % more expensive than the average followed by those properties with 3 bedrooms priced at ₱ 6,571,842.
Based on the average price per m² those properties with 1 bedroom are the cheapest ones with a price of ₱ 45,952 / m² being ₱ 51,902 / m² the average value within the South Cotabato region. The properties with the most expensive average price are those with 3 bedrooms. These are 85 % more costly than the average followed by those with 4 bedrooms with a price of ₱ 83,332 / m².

Based on the average cost per m² the cheapest property type is "Lot with a an average cost of ₱ 6,887 / m², followed by "Commercial Lot" with a price of ₱ 27,989 / m². "House" with an average price of ₱ 80,763 / m² is the most costly type of property followed by "Townhouse" at a price of ₱ 59,980 / m².
