The average price in the Davao Del Norte region has had a strong decrease in recent months. There has been a strong deflation in the prices in this region.
The price per m² in Davao Del Norte has risen considerably in the last 6 months. During November, the average price per m² was ₱ 54,623. The following month (December) the price had a considerable deflation reaching ₱ 34,721 per m². The following two months (January, February) went through a considerable deflation of 48 % in the price per m² with regard to the previous two. In the last two months, the price per m² has had a significant decrease of 70 %. This has been obtained by comparing the price of ₱ 33,071.25 for the first four months of the sample with regard to the previous 4 months and the price of ₱ 23,143 per m² for the last two months (March, April).
Based upon to the price in Davao Del Norte(region), this has increased considerably in the last 6 months. In the first month sample for November the average price is ₱ 4,475,884. During December it went through a strong inflation reaching ₱ 13,980,719 The price in the following months (January, February) had a strong increment of 165 % going from ₱ 9,228,302 to ₱ 15,259,423. During the last two months the price has had a considerable increase of 116 % with respect to the previous four months going from ₱ 12,243,862 a ₱ 14,161,535.
The graph displaying the the average price per number of bedrooms shows that those with 2 bedrooms are the cheapest ones. They are 79 % more affordable than the average price in Davao Del Norte followed by those with 3 with an average price of ₱ 5,714,529. The cheapest properties have 4 bedrooms. They are 14 % cheaper than the average followed by those properties with 1 bedroom priced at ₱ 8,233,734.
Based on the average price per m² those properties with 2 bedrooms are the dearest ones with a price of ₱ 72,043 / m² being ₱ 22,107 / m² the average value within the Davao Del Norte region. The properties with the most expensive average price are those with 1 bedroom. These are 650 % more costly than the average followed by those with 3 bedrooms with a price of ₱ 77,051 / m².

Based on the average cost per m² the cheapest property type is "Lot with a an average cost of ₱ 10,170 / m², followed by "House And Lot" with a price of ₱ 55,872 / m². "Condominium" with an average price of ₱ 188,476 / m² is the most costly type of property followed by "House" at a price of ₱ 64,962 / m².
