The average price in the Cebu City region has had a strong decrease in recent months. There has been a strong deflation in the prices in this region.

The price per m² in Cebu City has risen considerably in the last 6 months. During October, the average price per m² was ₱ 81,992. The following month (November) the price increased to ₱ 93,929 per m². The following two months (December, January) went through a considerable deflation of 42 % in the price per m² with regard to the previous two. In the last two months, the price per m² has increased 114 %. This has been obtained by comparing the price ₱ 62,419.75 for the first four months of the sample with regard to the previous 4 months and the price ₱ 71,152.5 per m² for the last two months (February, March).

Average price

Based upon to the price in Cebu City(region), this has decreased considerably in the last 6 months. In the first month sample October the average price is ₱ 8,361,534. In November the price was the same at ₱ 8,208,529. In the following two months the average price has decreased 51 % compared to the previous two. During the last two months the price has had a considerable increase of 139 % with respect to the previous four months going from ₱ 6,262,286.5 a ₱ 8,705,323.

Average price per bedrooms

They are 60 % more affordable than the average price in Cebu City followed by those with 2 with an average price of ₱ 11,027,032. The most costly properties have 4 bedrooms. They are 83 % more expensive than the average followed by those properties with 3 bedrooms priced at ₱ 14,988,858.

Based on the average price per m² those properties with 4 bedrooms are the cheapest ones with a price of ₱ 58,428 / m² being ₱ 101,452 / m² the average value within the Cebu City region. The properties with the most expensive average price are those with 2 bedrooms. These are 48 % more costly than the average followed by those with 3 bedrooms with a price of ₱ 108,468 / m².

Based on the average cost per m² the most costly property type is "House with a an average price of ₱ 108,281 / m², followed by "Condominium" with a price of ₱ 136,441 / m².
