The prices in real estate in Silang, in the Cavite region have had a strong rise in the last couple of months. The real estate prices for second hand homes have gone through a strong increase in this city.
The price per m² in Silang has increased strongly during the last 6 months. In December, the average price per m² was ₱ 40,076. In the following month the price per m² increased considerably to ₱ 63,568. The price for the following two months in (February, March) had a considerable increment of 120 %. The price per m² has increased 112 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 57,132.25 to ₱ 63,951 during April, and May.
Based upon to the price in Silang (cities), this has gone up considerably in the last 6 months. The average price during our first sample month during December, is ₱ 5,169,717. During January the price went through a considerable rise reaching ₱ 11,571,417. During the following two months (February, March) the average price had a considerable increase of 161 % with regard to the previous two months. Based on an analysis of the first four prices and the last two months the average price has gone up 115 % during the last two months.

At a price of ₱ 12,646,145 they are 64 % more affordable than the average price for Silang. The properties with the highest average price have 4 bedrooms, Their price is 49 % more costly than the average. After that we have properties with 3 bedrooms priced at ₱ 13,358,491.
With regard to the average price per m² , those properties with 4 bedrooms are the most costly ones at a cost of ₱ 71,455 / m², with an average ₱ 68,131 / m² price in Silang. The properties with the highest average prices have 1 bedroom. They are 97 % more expensive than the average followed by properties with 2 bedrooms with a price at ₱ 88,968 / m².

"House And Lot" is seen as the second most affordable property type. The dearest property type is "Commercial Lot" followed by "Villa". At a price of ₱ 16,560,000 it is 190 % more expensive than the average price.
According to the average cost per m², the cheapest property type is "Lot" at an average cost of ₱ 23,184 / m² followed by "Commercial Lot" priced at ₱ 41,335 / m². "Condominium" is the most costly type of property with a ₱ 136,876 / m² cost followed by "Villa" with an average price of ₱ 88,177 / m².
