The prices in real estate in San Pablo, in the Laguna region have had a strong fall in the last couple of months. The real estate prices for second hand homes have gone through a strong fall in this city.
The price per m² in San Pablo has had a strong decrease during the last 6 months. In March, the average price per m² was ₱ 37,865. In April this price pretty much remained the same at a value of ₱ 37,025 per m². The price for the following two months in (May, June) had a considerable decrease of 64 with regard to the prior two months. The price per m² has decreased 90 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 30,785 to ₱ 27,614.5 during July, and August.
Based upon to the price in San Pablo (cities), this has gone up considerably in the last 6 months. The average price during our first sample month during March, is ₱ 3,179,615. During April the price went through a considerable rise reaching ₱ 6,963,622. During the following two months (May, June) the average price had a considerable reduction of 74 % with regard to the previous two months. Based on an analysis of the first four prices and the last two months the average price has risen strongly 128 % during the last two months.
The graph displaying the average price for bedrooms illustrates that those properties with 1 bedroom are the cheapest ones. At a price of ₱ 3,951,122 they are 84 % more affordable than the average price for San Pablo. The properties with the lowest average price have 2 bedrooms, Their price is 28 % cheaper than the average. After that we have properties with 1 bedroom priced at ₱ 642,667.
With regard to the average price per m² , those properties with 1 bedroom are the cheapest ones at a cost of ₱ 24,374 / m², with an average ₱ 27,768 / m² price in San Pablo. The properties with the highest average prices have 2 bedrooms. They are 16 % more expensive than the average followed by properties with 1 bedroom with a price at ₱ 24,374 / m².
With regard to the average price based upon the property in San Pablo we can see that the cheapest property type is "House" at a price of ₱ 2,842,352, they are 28 % more affordable than the average price of (!PRECIO2!). "House" has the lowest price. This price is 28 % more affordable than the average price aforementioned.
According to the average area price by m² the most costly property type is "House with an average price of ₱ 32,131 / m². "House" at an average price of ₱ 32,131 / m² has the most expensive price and would be directed at more affluent cities.
