The prices in real estate in Naic, in the Cavite region have had a strong fall in the last couple of months. The real estate prices for second hand homes have gone through a strong fall in this city.
The price per m² in Naic has had a strong decrease during the last 6 months. In December, the average price per m² was ₱ 32,418. In the following month the price per m² decreased considerably to ₱ 18,094. In the following two months the price per m² has barely changed, going from ₱ 25,256 to ₱ 25,315 per m². The price per m² has increased 109 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 25,285.5 to ₱ 27,644.5 during April, and May.
Based upon to the price in Naic (cities), this has fallen considerably in the last 6 months. The average price for December is ₱ 2,925,878. During January the price had a considerable reduction till ₱ 1,862,517. During the following two months (February, March) the average price had a considerable reduction of 77 % with regard to the previous two months. During the last two months, the average price has pretty much remained the same with regard to the previous average values going from an average value of ₱ 2,114,015.75 and ₱ 2,171,618.5 between April and May.
The graph displaying the average price for bedrooms illustrates that those properties with 2 bedrooms are the cheapest ones. At a price of ₱ 1,612,284 they are 26 % more affordable than the average price for Naic. The properties with the highest average price have 4 bedrooms, Their price is 251 % more costly than the average. After that we have properties with 3 bedrooms priced at ₱ 2,942,643.
With regard to the average price per m² , those properties with 2 bedrooms are the cheapest ones at a cost of ₱ 15,295 / m², with an average ₱ 19,779 / m² price in Naic. The properties with the highest average prices have 4 bedrooms. They are 129 % more expensive than the average followed by properties with 1 bedroom with a price at ₱ 35,630 / m².
With regard to the average price based upon the property in Naic we can see that most expensive property type is "House" at a price of ₱ 1,646,115, they are 2 % more costly than the average price of (!PRECIO2!). "House" has the highest price. This price is 2 % more expensive than the average price aforementioned.
According to the average area cost by m² the cheapest property type is "House with an average price of ₱ 18,404 / m². "House" with an average cost of ₱ 18,404 / m² has the lowest price and would be directed at less affluent cities.
