The prices in real estate in Mexico, in the Pampanga region have had a strong fall in the last couple of months. The real estate prices for second hand homes have gone through a strong fall in this city.
The price per m² in Mexico has had a strong decrease during the last 6 months. In September, the average price per m² was ₱ 35,768. In the following month the price per m² decreased to ₱ 33,610. In the following two months the price per m² has barely changed, going from ₱ 34,689 to ₱ 33,121 per m². The price per m² has had a considerable deflation of 66 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 33,905 to ₱ 22,279.5 during January, and February.
Based upon to the price in Mexico (cities), this has gone up considerably in the last 6 months. The average price for September is ₱ 4,571,808. During October the price had a slight fall till ₱ 4,160,231. During the following two months (November, December) the average price had a considerable increase of 132 % with regard to the previous two months. Based on an analysis of the first four prices and the last two months the average price has gone up 107 % during the last two months.

At a price of ₱ 5,015,847 they are 10 % more affordable than the average price for Mexico. The properties with the highest average price have 4 bedrooms, Their price is 80 % more costly than the average. After that we have properties with 2 bedrooms priced at ₱ 6,927,148.
With regard to the average price per m² , those properties with 4 bedrooms are the most costly ones at a cost of ₱ 55,659 / m², with an average ₱ 19,082 / m² price in Mexico. The properties with the highest average prices have 1 bedroom. They are 279 % more expensive than the average followed by properties with 2 bedrooms with a price at ₱ 58,787 / m².

"House And Lot" is seen as the second most affordable property type. The dearest property type is "Lot" followed by "House". At a price of ₱ 7,050,988 it is 303 % more expensive than the average price.
According to the average cost per m², the cheapest property type is "Lot" at an average cost of ₱ 9,132 / m² followed by "House And Lot" priced at ₱ 16,287 / m². "House" is the most costly type of property with a ₱ 52,163 / m² cost followed by "Townhouse" with an average price of ₱ 36,747 / m².
