The prices in real estate in Lapu-lapu, in the Cebu region have had a strong fall in the last couple of months. The real estate prices for second hand homes have gone through a strong fall in this city.
The price per m² in Lapu-lapu has had a strong decrease during the last 6 months. In March, the average price per m² was ₱ 139,431. In the following month the price per m² increased to ₱ 156,969. The price for the following two months in (May, June) had a considerable decrease of 70 with regard to the prior two months. The price per m² has decreased 90 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 126,105.75 to ₱ 113,421.5 during July, and August.
Based upon to the price in Lapu-lapu (cities), this has gone up considerably in the last 6 months. The average price during our first sample month during March, is ₱ 5,196,098. During April the price went through a considerable rise reaching ₱ 8,074,227. During the following two months (May, June) the price has had an average incrementation from ₱ 6,635,162.5 to ₱ 7,289,188. Based on an analysis of the first four prices and the last two months the average price has risen strongly 148 % during the last two months.
