The prices in real estate in Dasmariñas, in the Cavite region have had a minor fall in the last couple of months. The real estate prices for second hand homes have fallen in this city
The price per m² in Dasmariñas has fallen in the last 6 months. In October, the average price per m² was ₱ 46,361. In November this price pretty much remained the same at a value of ₱ 45,984 per m². In the following two months the price per m² has barely changed, going from ₱ 46,172.5 to ₱ 48,089.5 per m². The price per m² has had a considerable deflation of 74 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 47,131 to ₱ 34,747.5 during February, and March.
Based upon to the price in Dasmariñas (cities), this has gone up in the last 6 months. The average price during our first sample month during October, is ₱ 4,056,043. During November the price went through a considerable rise reaching ₱ 4,783,051. During the following two months (December, January) the price has had an average incrementation from ₱ 4,419,547 to ₱ 4,706,808.5. During the last two months the average price has had a strong fall compared to the previous four going from ₱ 4,563,178 to ₱ 3,565,420.5, which means a 78 % fall.
