The prices in real estate in Capas, in the Tarlac region have had a minor rise in the last couple of months. The real estate prices for second hand homes have risen in this city.
The price per m² in Capas has increased during the last 6 months. In July, the average price per m² was ₱ 29,170. In the following month the price per m² decreased considerably to ₱ 16,626. The price for the following two months in (September, October) had a considerable increment of 154 %. The price per m² has had a considerable increase of 132 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 29,093 to ₱ 38,446.5 during November, and December.
Based upon to the price in Capas (cities), this has gone downing the last 6 months. The average price for July is ₱ 2,332,525. During August the price had a considerable reduction till ₱ 1,182,205. During the following two months (September, October) the average price had a considerable increase of 119 % with regard to the previous two months. Based on an analysis of the first four prices and the last two months the average price has risen strongly 147 % during the last two months.
The graph displaying the average price for bedrooms illustrates that those properties with 1 bedroom are the cheapest ones. At a price of ₱ 3,092,563 they are 61 % more affordable than the average price for Capas. The properties with the highest average price have 2 bedrooms, Their price is 303 % more costly than the average. After that we have properties with 3 bedrooms priced at ₱ 1,836,617.
With regard to the average price per m² , those properties with 3 bedrooms are the cheapest ones at a cost of ₱ 23,693 / m², with an average ₱ 37,211 / m² price in Capas. The properties with the highest average prices have 2 bedrooms. They are 659 % more expensive than the average followed by properties with 1 bedroom with a price at ₱ 43,286 / m².
With regard to the average price based upon the property in Capas we can see that the cheapest property type is "Farm House" at a price of ₱ 1,836,617, they are 41 % more affordable than the average price of (!PRECIO2!). "Farm House" has the lowest price. This price is 41 % more affordable than the average price aforementioned.
According to the average area cost by m² the cheapest property type is "Farm House with an average price of ₱ 23,693 / m². "Farm House" with an average cost of ₱ 23,693 / m² has the lowest price and would be directed at less affluent cities.
