The prices in real estate in Baguio, in the Benguet region have remained the same in the last couple of months. The real estate prices for second hand homes have remained in this city.
The price per m² in Baguio has remained the same in the last 6 months. In July, the average price per m² was ₱ 103,881. In the following month the price per m² decreased to ₱ 95,024. In the following two months the price per m² has barely changed, going from ₱ 99,452.5 to ₱ 101,121.5 per m². The price per m² has increased 106 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 100,287 to ₱ 106,431.5 during November, and December.
Based upon to the price in Baguio (cities), this has gone up considerably in the last 6 months. The average price during our first sample month during July, is ₱ 4,263,332. During August the price went through a considerable rise reaching ₱ 5,737,536. During the following two months (September, October) the price has had an average incrementation from ₱ 5,000,434 to ₱ 5,412,581. During the last two months, the average price has pretty much remained the same with regard to the previous average values going from an average value of ₱ 5,206,507.5 and ₱ 5,449,145 between November and December.

The properties with the highest average prices have 1 bedroom. They are 12 % more expensive than the average followed by properties with 2 bedrooms with a price at ₱ 114,625 / m².
