The prices in real estate in Baguio, in the Benguet region have had a minor rise in the last couple of months. The real estate prices for second hand homes have risen in this city.
The price per m² in Baguio has increased during the last 6 months. In December, the average price per m² was ₱ 86,770. In January this price pretty much remained the same at a value of ₱ 86,878 per m². In the following two months the price per m² has increased 107 %, going from ₱ 86,824 to ₱ 92,574 per m². The price per m² has increased 107 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 89,699 to ₱ 95,968 during April, and May.
Based upon to the price in Baguio (cities), this has fallen considerably in the last 6 months. In our first sample month during December, the average price is ₱ 6,034,301. In January This price remains at ₱ 5,758,369. During the following two months (February, March) the average price had a considerable reduction of 80 % with regard to the previous two months. During the last two months the average price has had a strong fall compared to the previous four going from ₱ 5,311,209.5 to ₱ 4,462,422.5, which means a 84 % fall.
