The prices in real estate in Bacong, in the Negros Oriental region have had a minor fall in the last couple of months. The real estate prices for second hand homes have fallen in this city
The price per m² in Bacong has fallen in the last 6 months. In October, the average price per m² was ₱ 64,417. In the following month the price per m² decreased considerably to ₱ 51,700. The price for the following two months in (December, January) decreased 85 % with regard to the prior two months. The price per m² has had a considerable increase of 123 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 53,834.75 to ₱ 66,288.5 during February, and March.
Based upon to the price in Bacong (cities), this has gone downing the last 6 months. The average price for October is ₱ 9,250,000. During November the price had a considerable reduction till ₱ 5,740,000. During the following two months (December, January) the average price fell 94 % with regard to the previous two months. Based on an analysis of the first four prices and the last two months the average price has risen strongly 140 % during the last two months.
The graph displaying the average price for bedrooms illustrates that those properties with 1 bedroom are the cheapest ones. At a price of ₱ 9,261,111 they are 88 % more affordable than the average price for Bacong. The properties with the lowest average price have 4 bedrooms, Their price is 40 % cheaper than the average. After that we have properties with 3 bedrooms priced at ₱ 4,403,142.
With regard to the average price per m² , those properties with 1 bedroom are the cheapest ones at a cost of ₱ 21,656 / m², with an average ₱ 70,606 / m² price in Bacong.
