The average rent price in the Benguet region has had an strong rise in recent months. There has been a strong rise in the rent prices in this region.
The price per m² in Benguet has risen considerably in the last 6 months. During October, the average price per m² was ₱ 179. The following month (November) the price had a considerable rise reaching ₱ 426 per m². In the following two months (December, January) the rent price per m² has increased notably to a 214 %. In the last two months, the price per m² has had a significant fall of 65 %. This has been obtained by comparing the price of ₱ 474.25 for the first four months of the sample with regard to the previous 4 months and the price of ₱ 308 per m² for the last two months (February, March).
When referring to the price in Benguet(region), this has risen considerably in the last 6 months. In the first month sample for October the average price is ₱ 7,351. During November it went through a strong rise reaching ₱ 31,524 The average price for the following two months (December, January) fell 89 % compared to the previous two. During the last two months the price has had a considerable rise of 224 % with respect to the previous four months going from ₱ 18,358.25 a ₱ 41,209.
The graph displaying the the average rent price per number of bedrooms shows that those with 4 bedrooms are the most affordable ones. They are 70 % cheaper than the average price in Benguet followed by those with 3 with an average price of ₱ 24,325. The most affordable properties have 1 bedroom. They are 16 % cheaper than the average followed by those properties with 2 bedrooms priced at ₱ 26,474.
Based on the average price per m² those properties with 4 bedrooms are the most affordable ones with a price of ₱ 163 / m² being ₱ 300 / m² the average for Benguet. The properties with the highest average price are those with 1 bedroom. These are 88 % more expensive than the average followed by those with 2 bedrooms with a price of ₱ 474 / m².

Based upon the average cost per m² the most affordable property type is "Apartment with a an average price of ₱ 138 / m², followed by "Lot" with a price of ₱ 143 / m². "Commercial Lot" with an average price of ₱ 333 / m² is the most expensive type of property followed by "House And Lot" at a price of ₱ 328 / m².
