The rent prices in real estate in Pasay, in the Metro Manila region have slightly fallen in the last couple of months. There has been a fall in the rent prices in this city.
The price per m² in Pasay has fallen during the last 6 months. In November, the average price per m² was ₱ 846.35. In the following month the price per m² fell to ₱ 725.26. In the following two months the price per m² has practically remained the same, going from ₱ 785.8 to ₱ 759.15 per m². The price per m² has fallen 90 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 772.47 to ₱ 696.01 during March, and April.
When referring to the price in Pasay (cities), this has risen considerably in the last 6 months. The average price during our first sample month during November, is ₱ 39,416. During December the price went through a considerable rise reaching ₱ 51,846. During the following two months (January, February) the price has had an average rise from ₱ 45,631 to ₱ 49,333. During the last two months, the average price has barely gone through any changes with regard to the previous average values going from an average value of ₱ 47,482 and ₱ 45,673 between March and April.

With regard to the average price per m², those properties with 3 bedrooms are the most affordable ones at a cost of ₱ 435.34 / m², with an average ₱ 698.3 / m² price in Pasay. The properties with the most expensive average prices have 1 bedroom. They are 25 % more expensive than the average followed by properties with 4 bedrooms with a price at ₱ 705.13 / m².
