The rent prices in real estate in Cabuyao, in the Laguna region have risen considerably in the last couple of months. There has been a strong rise in the rent prices this city.
The price per m² in Cabuyao has risen strongly during the last 6 months. In March, the average price per m² was ₱ 64.26. In the following month the price per m² rose considerably to ₱ 393. The price for the following two months in (May, June) had a considerable rise of 130 %. The price per m² has had a considerable fall of 69 % in the last two months compared to the average price for the previous four months. This was obtained by comparing the first four months of the period going from a price per m² of ₱ 262.99 to ₱ 182.51 during July, and August.
When referring to the price in Cabuyao (cities), this has risen considerably in the last 6 months. The average price during our first sample month during March, is ₱ 4,533. During April the price went through a considerable rise reaching ₱ 27,569. During the following two months (May, June) the average price had a considerable rise of 218 % with regard to the previous two months. During the last two months, the average price has barely gone through any changes with regard to the previous average values going from an average value of ₱ 25,488 and ₱ 26,414 between July and August.
With regard to the average prices per m² those properties with 1 bedroom are 98 % more expensive than the average price of (₱ 127 / m²) in Cabuyao. Properties with the most expensive price when referring to the number of bedrooms / m² are those with 1 bedroom. They are 98 % more expensive than the average value aforementioned.
The graph displaying the average rent prices displays the property type "Farm House" as the most expensive one. At an cost of ₱ 4,528 it is 41 % more expensive than the average price in Cabuyao. "Apartment" is seen as the second most expensive property type. The most expensive property type is "House And Lot" followed by "Apartment". At a price of ₱ 6,402 it is 42 % more expensive than the average price.
According to the average cost per m², the least affordable property would be "" at an average price of ₱ 127 / m² followed by "Farm House" priced at ₱ 136 / m². "House And Lot" is the most expensive type of property with a ₱ 146 / m² value followed by "Apartment" with an average price of ₱ 141 / m².
